Pre-Foreclosure drive-by Broker Price Opinion (BPO)

We provide you with a pre-foreclosure drive-by BPO upon request from asset companies and lenders.

 

 

 

 

Verify occupancy Status

Inspection:

Within 24 hours of notification of new assignment, the property is inspected to confirm whether it is vacant or occupied.


If Occupied:

If occupied, we make every effort to have a face-to-face interview with the occupants to determine who is currently occupying the property. We post a sign at the property informing the occupants that the company represents the owner, and to contact us immediately to avoid the eviction process

 

 

  

Secure vacant Properties

If vacant:

• The property is re-keyed and secured immediately

• Utility companies are contacted at once

• Preliminary title work can be ordered at lenders request

• Bids for property trash-out and clean-up, lawn care and winterization are received

BPO and Preparation

The company will produce an accurate and detailed BPO in accordance with your paperwork. This will be completed within your guidelines for timeframe, and is typically completed in 72 hours. It can be completed sooner if a rush order is needed.

We are aware of the importance of completing these accurately so we pay attention to every detail requested.

 

 


Property Clean-up and Preservation

Clean-up vendor contact Northeast TN REO has several clean-up and trash-out vendors. Within 24 hours of assignment we will have contacted one or more of the vendors to submit bids.

Interior Clean-up

The interior clean-up consists of, but not limited to: removal of debris and discarded personal items; broom clean all floors, and clean cabinets, fixtures, and appliances.

Exterior Clean-up

The initial exterior cleaning consist of, but not limited to: removal of debris and discarded personal items; cut, trim, rake, trim hedges, bushes, and boarding of broken doors and windows if necessary.

Ongoing Care

We view the property each week to insure the maintenance is kept up on the property. We make arrangements for weekly or bi-weekly lawn care. Winterizations whenever needed.

 

 

 

Regular Monthly Reports

When you need them, and how you need them

We will prepare on time monthly status reports on any date specified by your company for all properties you have listed. We will use any forms your organization requires

 

 

 

Marketing the property

We dramatically increase a property’s exposure by marketing in the regional MLS, numerous real estate and REO websites and the region’s real estate books, magazines and newspapers.

 

We provide 24 hour Realtor assistance that can give buyers access to information at any time.
